The challenge

Safe and stable accommodation, and the right support networks, are essential in order to improve the mental and physical wellbeing of vulnerable people. But the housing market in the UK does not provide safe and affordable housing for vulnerable people in the quantity or quality they require. For some charities that wish to buy property, or already own some property and want to buy more, there can be barriers to doing so, such as having enough cash for deposits.

The approach

Social and Sustainable Capital worked closely with several charities to co-develop a financing structure that addresses some of the barriers they face when trying to buy property, or scale property ownership.

The fund

The Fund will provide finance for social enterprises and charities with a track record of both delivering support and managing property. The Fund aims to generate positive social outcomes by providing support services to vulnerable people such as those fleeing domestic abuse, children leaving care or ex-offenders.

The Fund intends to increase the scale of housing provision for vulnerable people and also increase the quality and stability of properties, providing better conditions for care services.
